Land Registry Inspection Office

As a result of the land register reform in Baden-Württemberg, the land register offices in the Stuttgart city area were dissolved and their responsibilities transferred to the Böblingen and Waiblingen offices. However, a central land registry inspection office is still available to citizens at the Stadtmessungsamt.

In the customer center of the City Surveyor's Office you can apply for the inspection of the land register.

Services at the City Surveyor's Office

Citizens and other interested parties can obtain advice, information and access to the land register at the City of Stuttgart's  customer center Stadtmessungsamt. As a rule, they do not have to contact the land registry offices that are now responsible.

However, the Land Registry Inspection Office at the City Surveyor's Office cannot provide notarial services; private notaries serve as contact points for this purpose. Changes to the land registers can only be made by the land registry. In such cases, please contact the Waiblingen and Böblingen land registry offices.

The Land Registry Inspection Office of the Town Surveyor's Office is the only office within the municipal administration that employs registrars. Municipal clerks are authorized, among other things, to certify the signatures of citizens, for example for association or banking matters.

To avoid unnecessary travel, please contact the land registry in advance by telephone or e-mail to find out whether a personal visit is necessary.

Documents needed

As the owner of a plot of land or property, you need a valid identity card or passport to identify yourself. If you are not the owner, a power of attorney or proof of inheritance is required. The staff at the customer center will be happy to advise you.

Responsible land registry offices

The land register reform in Baden-Württemberg reorganized and redistributed the fragmented structure of the land register system. The management of the land register was transferred from the more than 600 land registry offices to 13 land registry district courts.

The  Waiblingen (opens in a new tab) land registry and the  Böblingen (opens in a new tab) land registry are responsible for Stuttgart residents. Land files are requested from the  Baden-Württemberg Central Land Register Archive (opens in a new tab) in Kornwestheim.

Online service

You can also order your land register extract online via Service-BW from the Stuttgart land register inspection office. In this way, you can obtain simple land register extracts digitally.

Beware of excessive costs from private providers

Private providers of cadastral and land register documents do not act on behalf of the Baden-Württemberg surveying and land register administration. These service providers offer the procurement of property maps, property registers, cadastral maps, parcel maps or land register extracts on the Internet on a private law basis.

Please note: If you commission a service provider in your name to order cadastral documents or land register extracts for a fee, this does not exempt you from the obligation to pay fees to the Surveying and Land Registry Administration of Baden-Württemberg. The service of private providers can lead to considerable additional costs for you.

You can obtain official extracts from the real estate register or land register extracts directly from the city surveying office with its customer center and the municipal land register inspection office of the state capital Stuttgart for a one-off fee. It is not necessary to commission a private provider.

In addition, if you apply directly to the Customer Center and the Land Register Inspection Office at the Stuttgart City Surveyor's Office, your request will be processed more quickly without having to go through an additional service provider.
