Stuttgart Rosenstein

The completion of the future central station opens up a unique opportunity for the city of Stuttgart. 85 hectares of land will become available in a central location. A new city district is to be created there: Stuttgart Rosenstein. It is to be sustainable and climate-friendly, combining living, working and housing.

Stuttgart Rosenstein follows the model of a mixed-use city. Open first floors, living, working and green public spaces are to characterize the future quarter.

Between 4,700 and 5,700 apartments can be built in Stuttgart Rosenstein, at least half of which will be subsidized housing. Three new districts, connected by the Gleisbogenpark, will provide living space for around 10,000 people right in the city center. The municipal council approved the urban development framework plan for the new part of the city in October 2023.

The project briefly explained

With Stuttgart Rosenstein, a completely new district is being created in the middle of the city that combines living, working, culture and nature in a unique way:

  • The opportunity: in the middle of the city center, 85 hectares will be freed up by dismantling the current tracks once the future main railway station is fully operational. The state capital of Stuttgart is developing a new district here: Stuttgart Rosenstein.
  • The potential: In Stuttgart Rosenstein, living space for around 10,000 people can be created right in the city center. The area also offers space for a total of 20 hectares of park extension, which connects the palace gardens with the city districts.
  • The planning: The Stuttgart Rosenstein master plan sets out the guidelines for urban development. It was developed by the Office for Urban Planning and Housing together with asp Architekten and Koeber Landschaftsarchitektur and adopted in the fall of 2023.
  • Urban development: Three mixed quarters are to be created: the Europaquartier, the Rosensteinquartier and the Maker City. A total of 4,700 to 5,700 apartments could be built there. At least half of these will be subsidized housing. Schools, public squares and plenty of greenery will create a district worth living in.
  • Park extension: An arch-shaped park, the Gleisbogenpark, links the new neighborhoods with each other and with the surrounding districts. 3,200 m of park edge connect Stuttgart Rosenstein with the surrounding areas. The sponge city concept with minimal surface sealing ensures the best possible urban climate throughout the district.
  • Productive city: Stuttgart Rosenstein is not just an urban planning opportunity. It is also an experimental area for mixed forms of housing, productive urban quarters in combination with art and culture, green living spaces and new mobility and logistics concepts. For example, a temporary opera house is being built at the Wagenhallen. There is also "space for ideas" for culture, greenery, science and education right next to the train station.

The exhibition

Discover Stuttgart Rosenstein with all its facets - this is possible in the permanent exhibition in the exhibition room at Eichstraße 9 in Stuttgart directly behind the town hall. The exhibition shows everything worth knowing about the currently largest urban development project in the state capital Stuttgart and is open Tuesdays to Sundays from 12:30 to 18:00.

The highlight and central element of the exhibition is the huge interactive city model. On around 23 square meters, visitors can see how the future district in the heart of Stuttgart is being developed. Various stations show individual building blocks of the urban planning. Projections bring the new district to life.
