State capital Stuttgart

Subsidized rental apartments

Social rental apartments

The federal government, the state government and the state capital Stuttgart have been promoting the construction of social housing for decades. In return, the developers have committed themselves to observing certain occupancy and rent commitments.

These people cannot find housing on the open housing market.

Because often the rents are too expensive for them.
That is why there is also social housing.
Here the rents are not expensive.

The state of Germany and the federal state of Baden-Württemberg have been promoting social housing for many years.
The state capital Stuttgart also promotes social housing.
The building owners must then observe some rules.
For example, how high the rent may be.
Bau-Herren are companies
that build apartments.

You can't pay the rents for most apartments?
Or no landlord wants to give you an apartment?
For example, because you come from another country?
Then the city can arrange a cheap social rental apartment for you.
For this you have to fulfill the following:

  • Your income must not be higher than a certain value.
  • You have a housing entitlement certificate.

Residential Certificate of Eligibility

You get the Wohn-Berechtigungs-Schein from the
Subject area housing supply. (opens in a new tab)
You have to apply for it.
The income of all persons in the household must be less
than a certain value.
The value is written in a law.
The law is called the State Housing Subsidy Act.
The value is stated in paragraph 10 of this law.
The value can change.

Occupancy right from the city

The city has the right of occupancy for about 19,000 rental apartments in Stuttgart.
in Stuttgart.
This means:
The city may decide:
Who may live in this apartment.

But:
The city can only give the apartment to new people,
if the old tenants move out.
And also only few new social rental apartments are built.
Therefore, it usually takes between one year and 2 years
until the city can offer a person a social rental apartment.
Sometimes it may even take 3 years.
