Requesting information from the purchase price collection

The expert committee receives every contract and every foreclosure order concerning Stuttgart properties from the notaries and courts.

The office of the expert committee at the city surveyor's office evaluates the various deeds and uses questionnaires to obtain additional information about the property. The value-relevant data is stored in the purchase price collection without personal information.

Comparativevalue and extract procedure

Depending on the type of property, the office of the expert committee offers experts information in the form of comparative value or extract procedures.

In the comparative value procedure, up to 30 most suitable comparative cases are selected and the purchase prices of these comparative properties are converted to the property to be valued using a standardized statistical evaluation procedure based on regression calculations. This model is available for condominiums as well as for single-family homes, terraced houses and two/three-family homes, provided the valuation date is within the last three to four years. For other properties and for key dates further back, the selection of purchase cases is made according to agreed criteria and extracts from the purchase price collection are provided.

Information for tax purposes

The office of the Expert Committee offers information from the purchase price collection for tax purposes (inheritance/gift tax).

A selection of up to ten purchase cases is made according to the criteria specified in the application and communicated as an anonymized extract from the purchase price collection. However, the recognition of the result for the tax return is at the discretion of the tax office. Information is therefore not to be equated with a market value appraisal.

Information for tax purposes is available for developed land and residential property.
