Avoid vacancy

Inexpensive apartments are extremely scarce in Stuttgart. Nevertheless, there are still unused, vacant apartments that could become a new home for many. The city of Stuttgart wants to find out the background to the vacancy and find a remedy.

Housing is scarce in Stuttgart, so the city is committed to providing vacant apartments to those looking for them.

Create living space

In cooperation with the Stuttgarter Haus- und Grundbesitzerverein, property owners are supported in renting and converting offices and retail space into living space. Because with the current housing shortage and rising rents, all reserves must be mobilized to increase the supply of housing. Primarily, this involves residential buildings and apartments that can be re-rented without further approval.

In addition, however, offices and retail space can also be converted into attractive apartments through changes of use and conversion, because new space is scarce in Stuttgart. The construction of new affordable housing is a major challenge. Therefore, the possibilities in the existing buildings must be exhausted so that the vacancy rate is reduced.

Advice and support

The city provides assistance with letting in a variety of ways. In addition to general advice from the  Real Estate Office (opens in a new tab), the  Main and Personnel Office (opens in a new tab) can arrange for city employees to become tenants. In the case of changes of use from commercial to residential, the Building Law Office can provide advice. Private landlords can receive subsidies and rent loss guarantees via the  WERTvollerWohnraum//Garantieverträge (opens in a new tab) subsidy program.

The Stuttgarter  Haus- und Grundbesitzerverein (opens in a new tab) supports its 20,000 members in renting out their apartments and thus also helps to prevent vacancies.
