Market value appraisal
Providing reliable and objective evidence of the market value of a property is essential in many situations for owners, heirs, authorities and courts. There can be many different reasons to have an appraisal carried out, for example to settle an estate, to provide evidence for the levying of inheritance tax or for a sale.
In these cases, the expert committee with its office is a competent and neutral contact for the objective determination of the market value of your property.
If you would like advice on this, you are welcome to contact the office of the Real Estate Market Analysis and Valuation department.
The costs of the appraisal can be found in the appraisal committee fee statutes. Calculation examples for the fee amount and a schematic representation of the procedure for preparing an appraisal are listed here.
You can also use the Baden-Württemberg service portal (opens in a new tab) to submit your application online.
As a rule, you must set up a personal service account on the service portal to submit your application. This allows you to start, edit, temporarily save, and also submit your application. The Baden-Württemberg Ministry of the Interior is responsible for processing your data in the service account.
Real estate value information
Comparative prices for condominiums in Stuttgart can be determined using a statistical evaluation and calculation method from the data in the purchase price collection and applied for in the form of a property value report.
The real estate value information is based on comparative values from the purchase price collection. Based on the information provided by the applicant and the general assessment of the situation by the office, an average comparative value is determined using a statistical procedure. This value corresponds to a rough estimate of the current market value at the time the information is provided, but cannot be equated with an expert opinion. In addition, it is not possible to obtain a real estate value report for properties with unusual characteristics and for properties with reference dates further back in the past.
The fee for real estate value information including a site plan is 190 euros.

Information for tax purposes
The office of the expert committee offers information from the purchase price collection for tax purposes (inheritance/gift tax).
A selection of up to ten purchase cases is made according to the criteria stated in the application and communicated as an anonymized extract from the purchase price collection. However, the recognition of the result for the tax return is at the discretion of the tax office. Information is therefore not to be equated with a market value appraisal.
Information for tax purposes is available for developed land and residential property. You can complete and return the relevant applications by e-mail.
