Orientation on the housing market
The Stuttgart rent index is compiled by the Statistical Office and the Office for Urban Planning and Housing as a regression rent index in accordance with recognized scientific principles. It is a qualified rent index in accordance with § 558d BGB. The Stuttgarter Haus- und Grundbesitzerverein e. V. and the DMB-Mieterverein Stuttgart und Umgebung e. V. are involved in its preparation.
The rent index is valid from January 1, 2025 to December 31, 2026 and reflects the local comparative rent valid in the survey month of April 2024. The rent index has been compiled since 1972 on the empirical basis of the biennial housing market survey. Households are selected at random, which is why the rent index is representative of the entire "free" housing market in Stuttgart.
Comparable rent customary in the locality
According to its legal definition, the rent index contains an overview of the local comparative rent - i.e. the rent that is usual for comparable housing on the "free" housing market in Stuttgart. This local comparative rent is also the benchmark for the legality of a rent increase. All tenancies that were concluded within the last six years or for which a rent adjustment was made during this period are included in the calculation of the local comparative rent (Section 558 (2) sentence 1 BGB).

The rent index 2025/2026 can be downloaded free of charge as a PDF at the bottom of the page. From the beginning of 2025, the rent index will also be available in printed form for a nominal fee of 7 euros:
